🏘 Real Estate Sales Analytics Dashboard (2011–2022)

Project Overview

This project analyzes over a decade of real estate transaction data (2011–2022) to uncover trends in property sales, valuation alignment, and town-level performance.

The objective was to design an interactive Tableau dashboard that enables municipal planning stakeholders to explore:

Sales growth trends

Geographic concentration of transactions

Property type composition

Valuation efficiency using Sales Ratio metrics

The final output is a parameter-driven, interactive dashboard with a structured analytical narrative.

Dataset

The dataset contains transactional-level records including:

Sale Amount

Assessed Value

Sales Ratio

Town

Property Type

Residential Type

Date Recorded (2011–2022)

Each row represents a single property transaction.

Key Analytical Questions

How have real estate sales evolved over time?

Which towns drive the highest transaction value?

How does property composition influence total sales?

Where do assessed values diverge from market prices?

Is transaction activity concentrated or distributed evenly?

Dashboard Components

1️⃣ Time-Series Analysis

Year-over-year sales trend

Peak activity observed around 2021

Post-peak normalization patterns

2️⃣ Town-Level Performance

Total Sales by Town (Bar Chart)

Sales Ratio comparison across municipalities

Identification of high-performing clusters

3️⃣ Property Composition

Pie Chart: Property Type Distribution

Treemap: Residential Type Contribution

Market dominance of Single-Family properties

4️⃣ Sales Ratio Analysis

Highlight table comparing Average Sales Ratio by Town and Residential Type

Identification of valuation inefficiencies and regional variance

5️⃣ Interactive Features

Parameter toggle: Sale Amount vs Assessed Value

Filters: Town, Year, Property Type

Geographic map for regional analysis

Calculated field categorizing Sale Amount (High / Medium / Low)

Key Insights

Transaction volume is geographically concentrated.

Sales activity accelerated significantly post-2011, peaking around 2021.

Single-family homes dominate total sales value.

Sales Ratio variability suggests inconsistent valuation alignment across towns.

Market performance differs materially by municipality.
